Some apartment hunters in New York City will proclaim, "I will only pay
a broker's fee for an Exclusive Broker Listing." They will go on to instruct
their Real Estate Rental Agent "Don't show me any No Fee apartments or
any Management Company apartments."

FOR RENT: It's Not Just About Listings
Technically,
all rental apartments in New York City are "no fee".
Landlords don't charge fees they charge rent. Rental Brokers charge
the fee. So technically all apartments for rent in Manhattan are
no fee apartments. Also, most rental apartments in New York City
are not "exclusive" listings but "open" listings
which you could rent directly from the landlord without paying
a Broker's fee. But unless you have the time, patience and luck
necessary to get one, you'll be living at Mom and Dad's longer
than you expected.
Why "No
Fee" Apartments Can Be More Expensive
Firstly,
not many landlords in New York need to give an exclusive to rent
their apartments. Remember, it's a landlord's market. People are
fighting for what few apartments there are out there. New York
Brokers are notorious for hoarding listings. Often, they will not
share with other brokers and the landlords know this. Manhattan
landlords get a broader market exposure by offering their properties
on an open listing basis.
They
put the listing out there and then proclaim, "Cry havoc! And let loose the dogs of apartment
renting!" The much lauded Exclusive Listing actually puts
the Broker's client at a disadvantage. This is because when a broker
has a signed exclusive with a landlord the broker has a fiduciary
responsibilty to the landlord. This means that he is representing
the landlord's interests primarily, not the apartment hunter/ client.
If the Broker has another client with a better application than
yours he is obligated to advise the landlord accordingly. Keep
